Not exactly ideal if you have a family or young kids. If you want a space to actually post up with a family, you need a tailgate spot. And btw, that is a large portion of the demographic we target. The spots a long the fences should be free. For so many reasons.

My brothers tailgate spot is along the fence and he pays a pretty penny for it. I’d think those fence spots are prime. Maybe cut lot E in half and have a big open area between the gravel road across from agave and the track are for free tailgate??

And the chicken, while yes, juicy, is bland as a plain white sheet of paper. If I HAVE to dip the chicken into a sauce to get some flavor, that's not a positive.

Unless things changed you can tailgate at the vehicle. Not ideal but it’s how things got started way back. Couple of poles and I canopy.
