I’ve also always thought our tailgate spots are too big for some people. Sell all your corporate/large spots and whatever is left, cut the spot in half and sell it half price. Not everyone needs or even has access to a 20 x 20 tent. Same Space, same money but selling to a different/smaller group of people or just a family. Each half gets a TG vehicle pass and plenty of room for vehicle and a pop up tent
People will always be perturbed about being priced out when the inventory they believe is too high is not being sold at the marketed price.
Another thing to think about, Lafayette is a strange bird. For my senior management project, we did a market study on dinner house restaurants (chili's, applebee's, etc.) and the result of our study was that Lafayette was the polar opposite of the rest of the country. The Alden report and bringing in folks from other successful schools is great BUT you still need to realize that it takes a little different twist when marketing to this area.
