    You were the one who brought up the Costco analogy; I just pointed out an inaccuracy in your assessment and how it wouldn't apply in this situation.

    And now you provided a few hypotheticals on what didn't happen because of T-Joe's apprehension/stance.

    For example, a hotel tax (would it be only on the Holiday Inn Express or city-wide or parish-wide?) to pay for infrastructure to somebody you are giving exemptions to?

    Maybe there was a house of cards dependent on one single card providing the foundation.

    Remember the thread a few years ago about the guy who got LA DOTD to commit to building a bypass south of I-10 and he was gonna build a huge water park? Never happened.

    Remember the golf course development south of the Mall, across Johnston that depended on the acquisition of several properties, the realignment of two roads, the realignment of a major drainage channel, etc.? Never happened.

    Oh, and a few months ago I was actually involved in a conversation with a guy who was gonna buy all of that land and redo it as a mixed used development complete with elephants.

    Yes, elephants.

    Said he 8-9 figures lined up.

    I guess he couldn't get the elephants, as it never happened.

    Look, I'm not saying something did or didn't happen. But just looking at some of the issues about this just give me pause.

    If we're talking about just the corner of Congress and Cajundome, its about 32 acres and the market value according to the Assessor's office is it's worth $2.1 million. Admittedly, I have little knowledge of real estate and this is the market value from the Assessor, but I just have a hard time believing sombody is gonna lease the land at the amounts talked about on this thread.

    Just curious....the Airport successfully pursed a taxing initiative a few years that has subsequently retired.

    Would you be willing to pay a higher property tax on your home for the potential economic development of the Cajundome Corridor?

    You can start with guys like Alden, Rick Jones and a few others. These guys have sat with these type of people and run in the same circles when it comes to private capital investment. An hour conversation isn't enough to get all the details, but the group was legit. But someone like Savoie that lacks vision are the want to grow hasn't a clue. I used to think it was incompetence, but when you have brought in consultants to advise you on what should be done and how to raise the revenue and you delay or completely ignore it, it's a lack of will and vision period. He needs to take his $375K retirement and walk-away in the sun.

    I can see the Missouri ties with Alden and Greinke

    and obviously Bass Pro is a Missouri company

    I'm not into real estate nor am I a developer, but I don't see how $30mm per year makes sense if it was proposed. I would be all for that kind of development if it was real and I think those of you focusing just on Bass Pro and the location are missing the big picture. You have to look at the total development and the uniqueness that it would bring to the table.

    Admittedly I would not be a person to say it would work or not but I think our President owes it to the community and alumni to meet with these folks at a MINIMUM. Anything else is unacceptable in my eyes.

    They met maybe a few times and said “We will get back with you.”

    Also, the project would’ve also included another shopping promenade with condos.

    Not to mention, the Lourdes property were also in these conversations. Pass by there today, and you will see the weeds growing in the air.

    But do you really think $30mm/year could be recouped by the developers or was this a good idea but the numbers wouldn't have worked anyway?
